1. About EasyHomes

EasyHomes ("we", "us", "our") is a Lagos-based property discovery platform operated by EasyHomes Nigeria Ltd. We connect tenants, buyers, and short-stay guests with registered property agents and landlords across Lagos, Nigeria.

EasyHomes is a listing and communication platform only. We are not a real estate agency, broker, or party to any property transaction. All agreements, payments, and legal arrangements are made directly between users and agents/landlords.

2. Eligibility

• You must be at least 18 years old to create an account and use EasyHomes.
• By registering, you confirm that all information you provide is accurate and up to date.
• Agents must be licensed or operating legally under Nigerian property law.
• EasyHomes reserves the right to refuse or terminate any account at its sole discretion.

3. User Accounts

You are responsible for maintaining the confidentiality of your account credentials. You agree to notify us immediately of any unauthorised use of your account. EasyHomes is not liable for losses caused by unauthorised access to your account.

You may not share your account with others or create multiple accounts for the same person or entity.

4. Listings & Content

Agent Responsibilities

• All listings must be accurate, current, and legally available for rent, sale, or short stay.
• Agents are solely responsible for the accuracy of their listings.
• Fake, duplicate, or misleading listings are strictly prohibited and will result in immediate account suspension.
• Agents must have the legal right or authority to list any property on EasyHomes.

EasyHomes Rights

• We reserve the right to remove any listing that violates these terms or is reported as fraudulent.
• We may edit listings for formatting, grammar, or clarity without altering the material facts.
• We do not verify the legal title of any property listed on our platform.

5. Prohibited Activities

You must not use EasyHomes to:

• Post false, fraudulent, or misleading property listings
• Harass, threaten, or deceive other users
• Collect user data without consent or scrape the platform
• Circumvent fees or monetisation mechanisms
• Engage in money laundering or illegal property transactions
• Post content that is defamatory, obscene, or in violation of Nigerian law
• Impersonate any person, agent, or organisation

6. Transactions & Payments

EasyHomes is not a party to any financial transaction between users and agents/landlords. All rent payments, deposits, agency fees, and purchase agreements are made directly between the parties. EasyHomes accepts no liability for any financial loss arising from transactions conducted through or facilitated by the platform.

We strongly advise users to verify property titles, agent credentials, and all payment details before making any financial commitment.

7. Limitation of Liability

To the maximum extent permitted by Nigerian law, EasyHomes shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of the platform, including but not limited to loss of money, property, data, or goodwill.

EasyHomes does not guarantee the accuracy, completeness, or availability of any listing on the platform.

8. Intellectual Property

All content on EasyHomes — including design, code, logos, text, and images — is the property of EasyHomes Nigeria Ltd and is protected by copyright. You may not reproduce, distribute, or create derivative works without our written consent.

By posting content (listings, photos, descriptions) on EasyHomes, you grant us a non-exclusive, royalty-free licence to display and promote that content on the platform and associated marketing channels.

9. Termination

We may suspend or terminate your account at any time for violation of these terms, without prior notice. Upon termination, your right to use EasyHomes ceases immediately. Any outstanding disputes or obligations survive termination.

10. Governing Law

These Terms & Conditions are governed by the laws of the Federal Republic of Nigeria. Any disputes shall be subject to the exclusive jurisdiction of the courts of Lagos State, Nigeria.

11. Changes to These Terms

We may update these Terms from time to time. We will notify users of significant changes via email or a notice on the platform. Continued use of EasyHomes after changes constitutes acceptance of the new terms.

Information you provide

• Name, email address, and phone number when you create an account
• Profile photo (agents only, optional)
• Property listing details including address, photos, price, and description
• Messages and enquiries you send through the platform
• Contact form submissions

Information collected automatically

• Browser type, device type, and operating system
• IP address and approximate location
• Pages visited and time spent on the platform
• Search queries made on EasyHomes

Information from third parties

• If you sign in with Google, we receive your name, email, and profile photo from Google

2. How We Use Your Data

• To create and manage your account
• To display your property listings to prospective tenants and buyers
• To forward enquiries from users to the relevant agent
• To send you notifications about enquiries, platform updates, and account activity
• To improve the EasyHomes platform and user experience
• To detect and prevent fraud and misuse
• To comply with legal obligations under Nigerian law

3. How We Share Your Data

We do not sell your personal data to third parties. We only share your data in the following circumstances:

• With agents: When you send an enquiry, your name, phone number, email, and message are shared with the relevant property agent.
• With service providers: We use Supabase (database and authentication) and Google (OAuth login). These providers process data on our behalf under strict data protection agreements.
• Legal requirements: We may disclose your data if required by Nigerian law, court order, or government authority.
• Business transfer: In the event of a merger or acquisition, your data may be transferred to the new entity.

4. Data Storage & Security

Your data is stored securely on Supabase servers. We implement industry-standard security measures including:

• HTTPS encryption for all data in transit
• Encrypted password storage (passwords are never stored in plain text)
• Row-level security policies on our database
• Regular security reviews

However, no system is completely secure. We cannot guarantee absolute security of your data.

5. Data Retention

• Account data is retained for as long as your account is active.
• If you delete your account, your personal data will be removed within 30 days.
• Enquiries and messages may be retained for up to 12 months for dispute resolution purposes.
• Anonymous analytics data may be retained indefinitely.

6. Your Rights (NDPR)

Under the Nigeria Data Protection Regulation, you have the right to:

• Access: Request a copy of your personal data we hold
• Correction: Request correction of inaccurate data
• Deletion: Request deletion of your personal data
• Objection: Object to how we process your data
• Portability: Request your data in a portable format

7. Cookies

EasyHomes is not intended for users under 18 years of age. We do not knowingly collect personal data from minors. If you believe a minor has provided us with personal data, please contact us immediately.

We may update this Privacy Policy periodically. We will notify users of significant changes via email or a platform notice. Continued use of EasyHomes after changes constitutes acceptance.

1. Agent Eligibility

• Agents must be at least 18 years old and legally permitted to conduct property transactions in Nigeria.
• Agents must provide accurate personal and business information during registration.
• Agents operating as a business must be duly registered with the Corporate Affairs Commission (CAC).
• EasyHomes reserves the right to verify agent credentials at any time.

2. Listing Standards

Agents must ensure all listings:

• Are accurate, truthful, and up to date at the time of publication
• Belong to a real, physically existing property that is available for rent, sale, or short stay
• Include correct pricing — no bait-and-switch or hidden fees
• Are properties the agent has the legal authority or landlord mandate to list
• Include only genuine property photos that accurately represent the property
• Are removed or updated promptly when the property is no longer available

Agents must not:

• Post fake, ghost, or placeholder listings
• List the same property multiple times
• Use stolen or misleading photos
• Advertise properties they have no mandate to list
• Request upfront inspection fees from prospective tenants

3. Agent Conduct

• Agents must respond to enquiries within 48 hours wherever possible.
• Agents must be honest about all terms, fees, and conditions of a property.
• Agents must not discriminate against prospective tenants or buyers on the basis of religion, tribe, gender, or disability.
• Agents must not solicit direct payment of rent or deposits outside of agreed legal channels.
• Agents must comply with all applicable Nigerian property laws and regulations.

4. Fees & Subscriptions

EasyHomes currently offers a free tier for agents. Premium subscription plans will be introduced in a future release. Agents will be notified in advance of any changes to pricing with at least 30 days' notice. Continued use of the platform after fee introduction constitutes acceptance of the new pricing terms.

5. Intellectual Property

By uploading photos and content to EasyHomes, you confirm you own the rights to that content and grant EasyHomes a non-exclusive licence to display it on the platform and in promotional materials. We will not sell or transfer your content to third parties.

6. Enforcement & Suspension

EasyHomes reserves the right to:

• Remove any listing that violates these standards without prior notice
• Issue warnings to agents for minor violations
• Temporarily suspend agent accounts pending investigation
• Permanently ban agents for serious or repeated violations including fraud, fake listings, and harassment

Agents may appeal a suspension by contacting easywisehome@gmail.com within 14 days.

7. Liability

The Agent is solely responsible for all interactions, agreements, and financial transactions with prospective tenants, buyers, or landlords. EasyHomes is not liable for any loss, dispute, or legal action arising from agent conduct or any property transaction.

The Agent indemnifies EasyHomes against any claims, damages, or costs arising from the Agent's breach of this Agreement or misrepresentation of listings.

8. Termination

Either party may terminate this Agreement at any time. Agents may deactivate their account from within the dashboard. EasyHomes may terminate an agent's account at any time for violation of this Agreement. Upon termination, all agent listings will be removed from the platform.

9. Governing Law

This Agreement is governed by the laws of the Federal Republic of Nigeria. Any disputes shall be subject to the jurisdiction of Lagos State courts.
